Kirsten & Mary Kate Feuding in Miami?

THE Art Basel convention in Miami has always been more about the parties than the art, but some revelers seem to be taking the concept to a whole new level.

Pint-sized Mary-Kate Olsen has cut a particularly wide swath through the town. On Wednesday night, Olsen and Kirsten Dunst got into a heated argument while sitting together at Audi's party at the Delano in South Beach. "They just kind of stared at each other for a long time and then started exchanging nasty words," says an onlooker. "Then Olsen just got up and left. She's been going really late every night." Olsen and her boyfriend, artist Nate Lowman, were also out until dawn with DJ Paul Sevigny at club Bella Rose the night before.

Says another partygoer at the Delano: "She looked like she had not brushed her hair in a week and she was chain-smoking the entire time and sitting like a sourpuss with her boyfriend. She was acting very oddly."

Earlier that night, Dunst, a staple of the downtown party circuit who did a stint in rehab for depression this year, tried flirting with newly crutch-less (and Gisele Bundchen-less) Patriots quarterback Tom Brady, to no avail. She later left the bar with Brady's manager, Will McDonald.

Elsewhere at the festival, shock rocker Marilyn Manson squired his new girlfriend, lily-white, dark-haired model Isani Griffith, to the opening of his exhibit "Trismegistus" at the Gansevoort Hotel. (His paintings, mostly of limbless bodies and bloody appendages, are selling briskly.) Manson and Griffith "kind of look alike, and they wouldn't stop making out," laughs a spy. "Marilyn was talking about how he used to work at a Denny's in Fort Lauderdale, so it was kind of a homecoming for him."

Over in the design district, Faye Dunaway chatted up "Sheik of Chic" Sheikh Majed Al-Sabah, owner of the $20 million "luxury bazaar" in Kuwait.

Mischa Barton Shunned In Dubai

Love, love, love the Mischa Barton hate-on that Lainey harbors. Totally deserved!

Over the weekend in Dubai it was definitely Mischa Barton. Things weren’t looking so good before she broke my arm and they’ve only taken a turn for the worse since.

Mischa was able to tag along to the Atlantis Hotel opening with designer Matthew Williamson who quickly learned his mistake because by the end the weekend, he literally wanted nothing to do with her.

Am told by sources that on Saturday night at Nobu, Mischa was shunned by everyone there, including Matthew who’d been informed that he was risking his own status by associating with her. To add insult to injury, she was so f-cked out of her mind that they actually asked her to leave, escorting her out of the restaurant while everyone watched and laughed.

Not even Lindsay Lohan had time for her, and at one point, Mary Kate Olsen tried to run away from her but she wasn’t stealth enough. Mischa could be seen chasing behind.

Hollywood is SO Mean Girls, it’s amazing.

Oh and you know she turned down the Georgina part on Gossip Girl, right? She thought she was above it.

Olsens: Bad Neighbors

Why do the Olsen twins need SO much security? I've read several items about their massive security detail. They aren't that big of a deal. Are they?!

MARY-Kate and Ashley Olsen always complain they want more privacy - so why are they drawing so much attention to themselves on their quiet West Village block?

Residents on West 13th Street are annoyed by the tiny twins' "military presence." One neighbor fumed to Page Six, "They are disruptive, intrusive and totally disrespectful."

In May, The Post's Braden Keil reported the multimillionaires were renting two floors of a brownstone on West 13th for $12,000 a month. A source reported seeing the party princesses "piling out of their gas guzzlers in their little club outfits" in the wee hours.

Since then, it's only gotten worse. One resident called the frail fashionistas "two spoiled brats" who "change the character of the neighborhood" by posting security guards outside. The goons have even rousted residents of the building from their perches on the brownstone's stoop so the twins can climb the steps in privacy.

A block resident told us two giant GMC Denali trucks are parked outside the townhouse every night, with hired muscle who keep the engines idling for hours at a time. "You would think there was a government operation going on," the resident said.

"It is a peaceful, quiet street," the source added. "Plenty of other celebrities around this block [Sarah Jessica Parker, Liv Tyler, Gisele Bundchen and Julianne Moore] are good neighbors and blend in with the neighborhood - but these two are invaders."

Mary-Kate's late-night partying during Fashion Week consisted of hitting the Rock & Republic party Saturday, having dinner at Cipriani on Monday, partying at Santos on Tuesday, and tearing up Lit and the Beatrice Inn on Wednesday.

"The good news is that it's only a rental," said our source, "and we all hope it's not a long-standing one."


A rep for the Olsens denied that security has ever asked anyone to leave the stoop and told Page Six, "If there were significant issues, you would think that the neighbors would address Ashley or Mary-Kate directly, rather than calling the media."

Mary-Kate Wants Immunity

Mary-Kate Olsen's role in the immediate aftermath of finding Heath Ledger after his death is still being questioned by the police. Why?! It's so intriguing. Surely it seems weird that she was called and her security people went over - but then again, they were rumored to be dating! And he's a major celeb. I'm sure she suspected drugs and wanted to protect him...right? I wonder if we'll ever know.

MARY-KATE OLSEN has reportedly refused to be interviewed over the accidental drug death of her close friend HEATH LEDGER - unless she receives immunity from prosecution.

Federal agents are keen to speak to Olsen - who was romantically linked to the tragic actor at the time of his death in January (08) - because she was the first person called after her masseuse discovered Ledger's body in his New York apartment.

According to the New York Post, Olsen "has refused to speak" and her lawyer, Michael Miller, reportedly claims she won't be interviewed "unless she gets immunity, exercising her constitutional rights".

Miller tells the publication, "We are not going to comment on whether there is a criminal investigation."
